Baucentrum offers a full range of professional and consultant services including existing conditions documentation, building program development, architectural design, tenant improvements, interior design, master planning, and urban design. We provide exemplary architectural design, planning and entitlement services that strive for an integrated multi-disciplinary project delivery approach generally divided into seven basic phases of services including: predesign, site analysis, schematic design, design development, construction documents, procurement administration, and construction administration, as well as many other supplemental services.  The firm’s project experience includes the design of new and remodeled single and multi-family residential housing, mixed-use developments, commercial banks, kennels, retail, restaurants, offices, tenant improvements, hospital and medical arts, light industrial, warehouse, religious, performing arts, educational, civic and community facilities, and parks and recreational facilities.  We have prepared numerous planning studies, property reports, feasibility studies, facility master plans, hazardous materials reports, environmental management plans, building design guidelines, and M&O design standards manuals. Philip Bona is also available as an expert witness on matters of design and construction. 

Philip Bona has, since 1974, been committed to the research and development of alternative energy, water and waste systems for the built environment.  His imaginative design work was published in the book “New Concepts for Energy Conserving Buildings” and nationally distributed by AIA Research Corp and McGraw-Hill in 1976.  He published a master’s thesis on “Solar Energy Efficient Townhouse Condominium Development for San Leandro, CA in 1977. He has published many related articles including: “Growing Green” discussing his sustainability and conservation policy efforts while he was Assistant Vice President for Architecture & Planning for the Centre City Development Corporation (CCDC) and “Building a Green Downtown - Green Practices on the Horizon” both published in 2008 in “San Diego Downtown Today Magazine; “Green & Sustainable Architecture” by AIA San Mateo County; and a “Review of Blue Vinyl” regarding changes in the use of PVC Vinyl in Construction.” Philip is a member of the U.S. Green Building Council, has been trained in designing LEED Certified Buildings, and has several successful LEED-equivalent buildings in his portfolio.

Baucentrum is committed to using state of the art technologies that offer more creative and efficient methods of delivering high quality planning, design, drawing, modeling, and consulting services.  Our staff uses a progressive object-based approach in the design and construction process through with 3-D Virtual Building Models (BIM) that result in intelligent building representations and also produce necessary architectural documents to minimize the risk of changes during construction.  Our integrated delivery process includes the benefit of early consultant services during programming and feasibility services, and continues through design documents, through the completion of construction.  The firm utilizes Revit Architectural 2010 and AutoCAD 2010 in conjunction with AIA/ConDoc formatting and specifications.  We have a good working relationship with a variety of experienced and responsive consultants in San Diego, Los Angeles, Irvine, Oakland and San Francisco representing structural engineering, mechanical / plumbing engineering, electrical and low voltage “SmartBuilding” systems, energy compliance, LEED Commissioning, civil engineering, and landscape architecture.
